Greece Golden Visa: A Limited time for a premium offer

All you need to know about Greece Golden Visa, and how you can take advantage of this opportunity.

The Greece Golden Visa program is an appealing option for non-EU nationals seeking residency in Europe through investment. As the deadline for current investment thresholds approaches, understanding the program’s specifics is essential for prospective applicants.

Greece Golden Visa Program Overview

Launched in 2013, the Greece Golden Visa program aims to attract foreign investment by offering residency permits to non-EU nationals who invest in the country. This program has gained popularity due to its relatively low investment requirements compared to other European programs, allowing investors to secure residency for themselves and their families.

Price and Deadline

As of 2024, significant changes have been made to the investment thresholds:

  • Current Minimum: Before August 31, 2024, investors can apply under the previous minimum investment of €250,000 by paying a 10% deposit. However, they must finalize the investment by December 31, 2024.
  • New Minimums: After August 31, 2024, the minimum investment will increase to €400,000 for properties outside major urban areas and €800,000 for properties in Athens, Thessaloniki, Mykonos, Santorini, and other islands with more than 3,100 inhabitants.

Benefits of the Greece Golden Visa

The Greece Golden Visa program offers numerous advantages:

  • Family Inclusion: Investors can include their spouse, children under 21, and parents in their application, granting them residency rights.
  • Visa-Free Travel: Holders enjoy visa-free travel within the Schengen Area for up to 90 days within 180 days.
  • Path to Citizenship: After seven years of effective residency in the country, investors may apply for Greek citizenship.
  • Tax Benefits: The program provides favorable tax conditions, including a competitive personal income tax and currently no capital gains levied on real estate transactions.
  • Rental Income: Investors can rent out their properties, generating additional income.
